Commission is deducted from each rent payment as it is received, for as long as the tenancy and the agency agreement continue. Tenancies no longer have a fixed term, so on the Tenant Find service commission is calculated on the first twelve months' rent and is payable on commencement of the tenancy.

Set-up Fee

Referencing for up to two tenants, covering identity and sanctions checks, Right to Rent checks, financial credit checks, references from current or previous employers and landlords, and affordability assessment. Includes contract negotiation and the preparation, service and signing of the tenancy agreement and the statutory Written Statement of Terms.

£750 per tenancy

Additional Tenant Referencing Fee

As the Set-up Fee above, for additional tenants.

Guarantor Fee

Credit referencing and preparing a Deed of Guarantee, or the equivalent provision within the tenancy agreement.

Permitted Occupier Fee

Explaining to any permitted occupier their rights and responsibilities towards the named tenants and the Landlord.

Deposit Registration Fee

Tenant Find only, where the deposit is collected by Maycock Lettings. Register Landlord and tenant details, protect the deposit with a Government-authorised scheme, and provide the tenant with the deposit certificate and prescribed information within thirty days of the tenancy start date.

Landlord Withdrawal Fee

Before move-in. To cover the costs of marketing, advertising and tenancy set-up where the Landlord withdraws from the tenancy before it has started.

Rent Increase Notice

Preparing and serving a notice on the prescribed Form 4A where the Property is not fully managed. Rent may be increased once in any twelve-month period, with at least two months' notice, and must not exceed the open market rent.

Notice of Seeking Possession

Preparing and serving a notice under section 8 of the Housing Act 1988 on the Landlord's written instruction and on the ground identified by the Landlord, where the Property is not fully managed. No legal advice is given and possession proceedings are not conducted.

Property Inspection on Request

Where the Property is not fully managed. Written report provided to the Landlord.

Empty Care Service

Periodic visits to an unoccupied property, including a visual check and post collection.

Deposit Dispute Submission

Compiling and submitting evidence to the deposit scheme for adjudication where the Property is not fully managed.

Rental property registration

The national Register your rental property service launches on 15 December 2026 and is being rolled out region by region over twelve months, beginning in the West Midlands. When a region is called forward, landlords there have three months in which to register, and every landlord actively letting property must be registered by 14 November 2027. Registration is a legal requirement and a fine may be imposed where it is not completed. The Landlord is responsible for starting and completing the registration, as the regulations require the landlord rather than the agent to register. Where the published guidance for letting agents permits it, Maycock Lettings will upload or supply information on the Landlord's behalf on request.

Registration Preparation Service

Explaining what the registration requirement means for the Landlord's property or portfolio, gathering and organising the property information required, checking that the gas safety record, electrical installation condition report and energy performance certificate are available and in date, and preparing a checklist of any missing information before registration opens in the Landlord's area.

Government Registration Fee*

Payable annually by the Landlord direct to the registration service. Neither collected nor retained by Maycock Lettings.

Important information

Every fee in this schedule is payable by the Landlord. No charge here may be passed to a tenant, guarantor or permitted occupier, and the only payments that may be required of a tenant are those permitted by the Tenant Fees Act 2019.

A holding deposit may not exceed one week's rent. A tenancy deposit may not exceed five weeks' rent, or six weeks' rent where the annual rent is £50,000 or more. No rent may be taken before the tenancy agreement is entered into, and no more than one month's rent may be required in advance at any time.

*Annual fee payable to HMG Landlord Registration Service.

Advertisements must state the proposed rent. Neither the Landlord nor Maycock Lettings may invite, encourage or accept an offer above the advertised figure.

Applicants may not be refused or discouraged because they have children or because they receive benefits. Affordability assessments take benefit income into account.

These fees may be varied where there is a legitimate reason to do so, on not less than two months' written notice, in accordance with the Terms of Business.

Yes. As a Propertymark member I stay fully up to date with all legislation affecting landlords. The Renters' Rights Act is now in force (from 1 May 2026), abolishing Section 21 notices, converting all tenancies to periodic, and introducing new rules around rent increases and tenant rights. I handle all of this on behalf of managed landlords, including serving the required government Information Sheet to tenants, so you remain compliant without the stress.

Tenants

All deposits are held with the Tenancy Deposit Scheme (TDS), a government-approved independent scheme. You'll receive a certificate within 30 days. Any end-of-tenancy disputes are resolved fairly through the TDS adjudication service.

Under the Tenant Fees Act 2019, we charge a holding deposit of one week's rent (credited to your first month's rent) and a security deposit of five weeks' rent. There are no admin or referencing fees whatsoever.

We carry out a check-out inspection against the original inventory. Provided the property is left in good order (fair wear and tear always accepted), your deposit is returned promptly. We handle the whole process transparently.
